Once a potential property has survived our initial analysis, the project is negotiated and placed under contract contingent on inspection and more in depth due diligence. Four Front Properties then makes a full unit by unit physical inspection of the property, in addition to exterior inspections. A Phase 1 Environmental Study is obtained, as well as a survey and other reports in some cases.
Additionally, all resident files are audited to compare against information provided to us prior to the physical inspection. This information is then analyzed along with property bank statements, tax returns, etc. to determine the feasibility of the project, the capital required to make the project successful, and the financial returns that can be expected.
