Investor FAQs

As an investor, how often will I receive updates on the properties I have invested in?
Detailed Quarterly newsletters are distributed to all investors for each property. During the early months immediately following acquisition updates are often more frequent as a lot is happening with capital projects, management change, etc. Of course, investors are welcome to call or email us at any time.

Can I invest using my retirement account?
Yes, a variety of types of self directed retirement accounts can be used to invest.

How long will my initial capital be invested?
While we cannot guarantee a time frame, our goal is to return all or a significant, meaningful portion of the initial investment within 12 to 18 months of acquisition.

How long will it be until I receive my first distribution?
Depending on the property, distributions may be made the first quarter after take over or several quarters later if initial occupancy is very low.

How often are distributions made?
Distributions are planned quarterly.

What if I have already sent funds and the property purchase does not close?
If an investor chooses to invest in a property that subsequently does not close that investor’s funds will be returned in full.

How are the funds held until the purchase of the property is completed?
An LLC is formed to take title to the property, and investor funds are deposited into an account opened in the name of the LLC at a recognized banking institution .

What exactly are the invested funds used for?
Investor funds are used for the total acquisitions costs of the property. This includes but is not limited to the actual purchase price of the property, acquisition fees, legal and transaction costs, capital projects and physical improvement of the property after takeover, reserves, and to cover initial operating losses in some cases.

Can I visit the property?
Investors are encouraged to visit the property both before investing and during the life of the project.

What is the minimum amount I can invest?
The typical minimum investment is $50,000.

What is the maximum amount I can invest?
While there are some exceptions, there is typically no maximum other than the total amount needed to complete to take down of the property.

How many investors are there for each property?
The number of investors per property varies depending on the amount to be raised and how much each investor is contributing. In some cases there is only one investor, while in others there may be 15 or more.

If I want to have my investment returned early, can I do that?
It is unlikely that the original investment would be able to be returned to the investor prior to the refinance. Investors should plan on investing funds that will not be needed for other purposes for at least 12 to 18 months.
