Various resources and tools are employed to identify areas and properties we may be interested in. Positive demographic trends, job growth, and redevelopment zones are some of the characteristics we look for in a particular market or submarket. Within these markets, we look for properties where there is opportunity for us to buy significantly below replacement value and then enhance that value through repositioning or better management. Properties can be listed, however most of our recent acquisitions have been off or post market.
Many properties are analyzed to find the few that truly meet our criteria. This includes an analysis of the actual rent roll, comparable rents, comparable sales, and the submarket in which the property is located. Finally, Four Front Properties or a designated representative will usually visit the property prior to submitting a Letter Of Intent.
